The Challenge: An area of Union City known as the Dyer Street Triangle had sat vacant and unused for years. The city's master plan called for an upscale shopping area to help boost the area's profile. However, the site had a number of problems, including environmental issues, and it had not as yet attracted the kind of high-end retailers the city wanted.

Our Solution: As the project's developer, we recognized that the region had a void in discount retail shopping outlets. Market studies suggested that the best chance to revive the area was by attracting big-box discounters to the site. We were able to get Wal-Mart interested in the site, and worked hard to get the city to approve the project. We acted as the project's full-service planner, engineer, and developer. We were also Wal-Mart's advocate with the city government, despite opposition to the proposal from some city officials and residents.

The Result: The area is now a thriving commercial district called Union City Landing. The site has grown to feature other prominent retailers, as well as restaurants and a major megatheater and entertainment facility.
